1. Our services
We provide remote, engineer-led services for homeowners: construction cost estimates, contractor quote reviews, renovation and extension plans, house plans from sketches, material lists and 3D visualizations. The exact scope, price and delivery date of each order are confirmed in writing (by email or WhatsApp) before we start.
2. Estimates are not quotes or guaranteed prices
Our cost estimates, calculator results and quote reviews are informed estimates based on the information you provide, typical local costs and our professional judgement at the time. They are not contractor quotes, fixed offers or guaranteed prices. Actual costs depend on many factors outside our control, including site conditions, contractor pricing, material prices, design changes and local regulations. You remain responsible for your budget and contracting decisions.
The free online calculator gives an automatic, indicative range only and does not create any contract or obligation.
3. No stamped or sealed permit drawings
We do not provide stamped, sealed or signed drawings for building permits or planning applications, and we do not act as the architect or engineer of record. Where your local rules require a licensed architect, engineer or other qualified professional to prepare, sign or submit documents, you must appoint such a professional. Our plans and estimates are intended to support your planning, budgeting and discussions with local professionals and contractors.
4. Your responsibilities
You agree to provide accurate and complete information (dimensions, photos, plans, location, requirements). Our work relies on this information: errors or omissions in it may affect the result. You confirm that you have the right to share any documents you send us.
5. Prices and payment
Prices are shown on our website and confirmed before we start. Unless agreed otherwise, payment is due in full before work begins. Prices include any applicable taxes where required by law, unless stated otherwise.
6. Delivery and revisions
Delivery times are given in business days from receipt of payment and all required information. Plans include the number of revision rounds stated in the offer; additional changes or a change of scope may be quoted separately.
7. Right of withdrawal (EU and UK consumers)
If you are a consumer in the EU or the UK, you have 14 days from the order to withdraw without giving a reason. If you ask us to start work within this period, you acknowledge that you will pay for work already performed, and that you lose your right of withdrawal once the service has been fully delivered. 8. Use of deliverables
Once paid, you may use our deliverables for your own project, including sharing them with your family, bank, architect, engineer and contractors. We keep the copyright and may not be held responsible for use of the deliverables for a different project or purpose.
9. Liability
We perform our services with reasonable skill and care. To the extent permitted by law, our total liability for any order is limited to the amount you paid for it, and we are not liable for indirect losses such as differences between our estimate and actual construction costs. Nothing in these terms limits liability that cannot be limited by law, or your statutory rights as a consumer.
10. Governing law and disputes
